Character.

The housing mix is the most varied in Pinecrest: original 1960s ranches that have been beautifully maintained and updated, thoughtful mid-2000s rebuilds, and a steady pace of individual new construction. The neighborhood has a deeply established residential character: long-tenured families, weekend bike traffic, and the steady rhythm of a place where people put down roots.

School zoning.

Families are well-served on schools. Palmetto Senior High zoning (state-rated A) runs throughout South Pinecrest, with several of Miami's top private schools, including Gulliver Preparatory, Palmer Trinity, and Westminster Christian, all within easy reach. Public elementary zoning (Palmetto Elementary, Howard Drive Elementary) varies by block.

Streets buyers ask about.

A short, opinionated list of streets in this area. Each has its own character; drive each one before committing to a property on it.

SW 124th Street
A canopied interior street running east-west across the area, with a mix of original 1960s ranches and individual new builds.
Killian Drive (SW 112th Street)
The northern boundary of South Pinecrest. The streets just south of Killian have some of the area's most established blocks.
Old Cutler Road (south of Killian)
The southern continuation of the corridor, with parks, marinas, and Matheson Hammock all reachable in a short drive.
SW 67th Avenue / Red Road
The eastern boundary of the village. Interior streets a block or two west of Red Road tend to be the quietest.

Who this area fits.

  • -Families considering Gulliver Preparatory, Palmer Trinity, or Westminster Christian
  • -Buyers drawn to the village's mix of original 1960s ranches, mid-2000s rebuilds, and individual new construction
