Teardown Score is a separate proprietary rating that estimates the redevelopment potential of a listing. It is intended for buyers, builders, and developers considering the demolition of an existing structure to construct a new home.
The score combines lot size, lot shape, build year of the existing structure, area premium, and recent rebuild economics in the local market. A high Teardown Score indicates a property where the underlying lot value substantially exceeds the value of existing improvements, typically older construction on premium lots in established blocks.
The Parcel Intelligence section on each listing detail page combines data from multiple sources. We disclose the source for every field inline. Source attribution is mandatory under MLS rules and reflects our commitment to transparency.
Lot size and shape come from the Miami-Dade County Property Appraiser. School zoning comes from Miami-Dade County Public Schools with state ratings from the Florida Department of Education. Comparable sales come from the Southeast Florida Multiple Listing Service (SEFMLS).
Architectural style classification is computed by a Blue Mar-developed image-analysis system that examines listing photography to classify the dominant architectural style. The system is calibrated against a labeled set of Pinecrest properties and achieves approximately 80% agreement with human classification on the validation set.
Estate features identified combines explicit MLS field data with image-analysis detection of features visible in listing photography. Features identified are not guaranteed; verify during showing.
The aggregate statistics shown on the homepage and in The Pinecrest Quarterly market report are computed from Southeast Florida Multiple Listing Service data for the period stated. The required attribution accompanies every statistical display:
"Based on information from the Southeast Florida Multiple Listing Service / MIAMI Association of REALTORS® for the period [date] through [date]. Information deemed reliable but not guaranteed."
Statistics are refreshed at the close of each calendar quarter. Permit data is sourced from the Miami-Dade County permit portal and refreshed monthly.
