The Old Cutler Corridor.

The eastern edge of the village runs along Old Cutler Road, one of South Florida's signature scenic roads, canopied with mature banyans and live oaks. Estate homes line the road and the streets that feed it. The deepest tree canopy in Pinecrest is here, and the lots run larger and more irregular: 1.0 to 1.5 acres is typical, several reach 2 acres or more. At the southern end, a small cluster of gated subdivisions known collectively as Pinecrest by the Sea sits behind a 24-hour security gate at Old Cutler Road and SW 134th Street.

Character.

The homes span Mediterranean revival, traditional Florida estate, and contemporary architecture, often custom-built for their original owners and shaped by the natural lot lines. Old Cutler Road runs along the eastern edge, and the residential streets that intersect it benefit from the canopy that has made Old Cutler one of the most photographed roads in South Florida. Across the corridor, inventory turns slowly. Many of these homes have been held for years, and when they do come to market, they don't tend to sit for long.

Pinecrest by the Sea.

The southern end of the corridor is anchored by Pinecrest by the Sea, a small cluster of gated subdivisions known collectively by that name, sitting behind a 24-hour security gate at Old Cutler Road and SW 134th Street. It is adjacent to, but separate from, Gables by the Sea across Red Road in neighboring Coral Gables.

School zoning.

Pinecrest Elementary (state-rated A), Palmetto Middle (state-rated A), and Palmetto Senior High (state-rated A) serve much of the corridor; portions are zoned for Howard Drive Elementary. For families with children already in private school, the zoning question is less consequential. Several of Miami's leading private schools are within easy reach.

  • Families with children already in private school where public-school zoning is secondary
  • Buyers drawn to traditional Pinecrest character: Mediterranean revival, traditional Florida estate, and contemporary architecture, mature live oaks, deep setbacks
  • Builders or developer-buyers looking for premium teardown lots

Consider an alternative if: If Pinecrest Elementary zoning is a hard requirement, the search compresses to North Pinecrest. If you want predominantly new construction with less variance in property age, North Pinecrest has more of it.
