Pinecrest Elementary (state-rated A) for K–5, Palmetto Middle (state-rated A), Palmetto Senior High (state-rated A) for 9–12. The Pinecrest Elementary boundary drives a meaningful price premium: properties zoned for it command roughly 8 to 12 percent more than otherwise-comparable homes elsewhere in the village.

SW 112th Street (north end)
The northern boundary, walk-to-Pinecrest-Gardens convenience. Smaller lots than the interior streets.
SW 67th Avenue corridor
The eastern boundary. Slightly more traffic than interior streets, in exchange for faster access to US-1.

Consider an alternative if: If you want the largest possible lot, the deepest canopy, or the most traditional Pinecrest character, the Old Cutler Corridor may be a better fit. If your priorities are a half-acre to one-acre lot in a deeply established residential village with Palmetto Senior High zoning, South Pinecrest is where to focus.
