How the buildable square footage and rebuild math are calculated

Buildable SF. Pinecrest single-family lots are zoned EU-1C, EU-1, EU-S, EU-M, or RU-1 depending on lot size. Each district sets a maximum building coverage and a maximum floor area ratio (FAR). We infer the district from lot size, then apply the two-story FAR allowance (which is what current Pinecrest rebuilds at this price tier actually target). The buildable number on each card is 90% of the FAR ceiling to account for setbacks eating into the buildable envelope, then capped at 12,000 sf because that's the realistic ceiling for Pinecrest custom builds at this market tier. The FAR rule on a large EU-S lot would technically allow 17,000 sf or more, but no builder actually delivers a home that size in this village.

Rebuild cost. $500/sf hard construction cost (mid-range of current Pinecrest custom builds, which run $400–$650/sf at the size and finish level a $3M–$6M lot supports). Soft costs add 15% (architect, engineering, permitting, demolition, impact fees, financing).

Rebuild value. $1,379/sf is the verified Q1 2026 median price per square foot for Pinecrest new-construction sales (2024+ vintage), per MIAMI MLS / SEFMLS. Higher-end finishes and corridor locations clear above this; spec builds in less-premium pockets clear below.

What this is not. A construction estimate, an investment recommendation, or a substitute for pulling the parcel's actual zoning designation and survey before contract. The maximum buildable SF assumes the lot is zoned by the village's minimum-lot-area rule; original platting can deviate. Setback geometry, corner-lot rules, wetlands, easements, specimen trees, and the village's tree-preservation ordinance all affect the buildable envelope on any specific lot.
